Kincardine, Ontario. Point Clark Lighthouse. Rehabilitation of
Masonry at Point Clark Lighthouse National Historic Site of
Canada. Project No: R.057441.301
Point Clark Lighthouse, a National Historic Site of Canada, is
an "Imperial" style, 87 foot high limestone masonry tower of
two-wythes-and-rubble-core-infill wall construction, topped by a
12-sided iron lantern. It was built between 1855 and 1859 and
made of squared limestone. The lighthouse is located at 529
Lighthouse Road, Huron-Kinloss (Point-Clark), Ontario.
This historically significant structure has been recognized by
the Parks Canada Cultural Resource Management Policy as a Level
1 resource.
The scope of work for the project includes the following:
Scaffold:
- Setting up, maintaining and dismantling a scaffold system
around the lighthouse tower to access lighthouse exterior up to
the lantern portion of lighthouse
- Scaffold designed for masonry work, including hoist(s) and
stairs
- Exterior scaffold protection as required
Grouting:
- Preparing masonry for grouting, including all necessary
sealing, encapsulation, engineered temporary
shoring/bracing/stabilization and works specific to injection
grouting of stone masonry structures
- Injecting lime-based grout into stone joints and voids in the
rubble core behind the outer wythe, including spill sealing and
cleanup
Heritage Masonry work:
- Providing all necessary temporary
shoring/bracing/stabilization for existing and new masonry work,
including structural design
- Providing methodology, supported by structural design, for
repairs, dismantling and replacing deteriorated masonry
- Stabilizing, repairing, dismantling, replacing and rebuilding
portions of the lighthouse masonry
- Below grade (shallow excavation) masonry repairs
- Typical stone masonry repairs include: scaling, chipping,
raking, repointing, dutchman, inserts (complete stone
replacements), crack repairs and masonry detailing for
waterproofing
Building envelope:
- Miscellaneous masonry envelope details upgrading
- Applying a "white-wash" as masonry work is being completed
- Replace six (6) windows including frames
- New lantern ceiling panels
- Paint miscellaneous details
- Paint and corrosion removal and new paint on steel.
Miscellaneous:
- Minor exterior concrete removal and replacement
- Granite stone framing and steel grating in interior floor
opening at ground level
- Electrical entry relocation through tower wall
- Temporary winter heating system within lighthouse tower
interior
- Safety and security fencing, railing, etc.
- Minor repairs to wood elements
- Site restoration and landscaping
MANDATORY SITE VISIT
There will be a Mandatory site visit on April 18, 2013.
Phase 1: Contractors are to meet at 10:00 A.M. the site, Point
Clark Lighthouse. 529 Lighthouse Road, Huron-Kinloss
(Point-Clark), Ontario.
Phase II: Following the tour of the lighthouse, contractors are
to meet at 1:00 P.M. at the
Best Western hotel, 791 Durham Street, Kincardine, Ontario, N2Z
1M4, Pone: 519-396-8242
for a power point presentation of the stone conditions at the
lighthouse.
A manlift and operator will be provided on site to access up
close the lighthouse masonry. Contractor to supply own P.P.E
(Personal Procetive Equipment) including hard hat and safety
boots and show proof of training to access with manlift.
The site visit for this project is MANDATORY. The
representative of the bidder will be required to sign the Site
Visit Attendance Sheet at the site visit. Bids submitted by
Bidders who have not signed the attendance sheet will not be
accepted.
It is mandatory that the bidder attend the mandatory site visit
at the designated date and time to examine the scope of the
work required and the existing conditions.

Any clarifications or changes to the bid solicitation resulting

The duration of work is schedule to be completed within thirty
nine (39) weeks from the date of notification of acceptance of
the offer.
Two weeks after receiving notice of award, a 37 week
construction activity schedule will commence and determine the
construction end date. The construction activity schedule is
exclusive of the winter period (November 29, 2013 to April 4,
2014).
The estimated cost for this opportunity is within the following
cost category:
Between $1,000,000.00 and $3,000,000.00
