Full description

5P201-18-0197/A Cape Spear Visitor Centre Recapitalization
Description of Work:
This project scope of work include repairs, alterations and new construction in two area of the Cape Spear historic site.
A re-purposing and expansion of the existing Visitor Centre is proposed to address visitor needs in the upper hill-side area of the site. Originally constructed in 1955 as the residence of the Cantwell family (the keepers of the light-house), the building was extensively renovated in the 1981. This project proposes to renovate the existing Visitor Centre for use as a limited restaurant (i.e. no commercial kitchen/ cooking) that includes an interior seating area and new exterior terrace. It will provide seating for restaurant patrons and north-easterly views to the ocean. Interpretive elements will be reinstated as part of the restaurant interior by Parks Canada Agency directly. Washroom capacity at the Visitor Centre will be expanded through the provision of a new barrier free washroom located on the main level, and men’s and women’s washrooms located on the lower /basement level.
Gift Shop functions are proposed to be relocated to the general vicinity of the easterly end of the parking lot (adjacent to the existing washroom building) into newly constructed space. New septic system and connection to new wells will be also part of this scope of work.
This is a stipulated price contract. The jobsite area is a touristic area, therefore the contractor is required to execute construction works with no interference or disturbance to the visitors and normal use of premises that is why the construction work must take place between contract award date and June 3rd, 2019, date of the opening of the 2019 operation season.
To assist with bonding and insurance requirements, this project is estimated at a value between $1,000,001 > $5,000,000, Taxes extra
