OVERVIEW - PROJECT DESCRIPTION
The project consists of the deconstruction of two out of four greenhouses of the Soils and Major Agriculture of Quebec Research and Development Centre and the construction of a new greenhouse.
The project includes one new greenhouse, 24.4 m long, 18.3 m wide and 6.7 m high. The greenhouse is connected to the existing building through a passage way of 6.3 m x 5.3 m. The passageway serves as a fire resistant (in the terms of the National Building Code) link between the two buildings.
The greenhouse has a partial basement and the passageway has a full basement, housing all the electro-mechanics of the building..
The global project consists of two phases, the present project being Phase 1.
OVERVIEW - PARTICULARITIES
This list is not exhaustive and serves only as an indication to give the overall idea of the main constraints.
The following points characterize the project:
- The project is located in an urban centre, in a restrained space, site conditions are special - need to reduce as much as possible noise, dust and light pollution during the work.
- The existing building is to remain in use for the duration of the project.
- Work to be executed on the existing building outside the site fencing must be done in the evening, outside normal work hours of the building’s occupants.
- The presence of a concrete pedestal or the passage of electricity is to be considered, as it passes in the proximity of the new construction.
- Consideration of 2 existing greenhouses remaining in the proximity of the new one, this requires that both the greenhouse and their mechanical systems require protection for the duration of the work.
- The deconstruction of the greenhouses and the interior demolition of the building are governed by the fact of low and intermediate presence asbestos products.
- The project is not a LEED project, however the disposal of construction and deconstruction waste is governed by the strict regulations as described in the specifications.
- The greenhouse is specialty building, electromechanically complex, it shall be executed by the specialized firm that may be from outside Quebec, thereby requiring that all communications be bilingual.
- Works that will take place inside the existing building and outside the temporary partitions will be done during the night or weekends. These works will be achieved with the presence of a security guard accredited by AAC.
