Beaverdam Commons is an occupied Silvera for Seniors supportive living residence providing care to seniors with mild to advanced dementia. The existing resilient flooring throughout the common area corridors and suites was installed within the last 5-7 years; adhesive failure has caused planks to lift in multiple locations, creating an active trip-and-fall hazard for residents. The Work consists of completely removing and replacing this flooring in all common area corridors and 54 individual resident suites, including full subfloor preparation, moisture management, and installation of a new resilient sheet flooring system throughout.
As the existing flooring is recent, it is not expected to contain asbestos or other legacy hazardous materials; the hazardous materials protocol at Section 4.1 is retained as a standard precaution only, not because contamination is anticipated.
Because the building remains fully occupied by a vulnerable resident population throughout construction, this Scope of Work includes site, safety, and sequencing requirements specific to dementia care environments in addition to standard flooring specifications. Bidders must price and schedule the Work to fully account for these requirements; no additional compensation will be considered for delays or inefficiencies arising from an occupied dementia-care work environment as disclosed in this Schedule B
