Located at the DFO Small Craft Harbours facility in Bay Bulls, NL, the Bay Bulls Warehouse provides operational storage capacity for DFO Fisheries Management (Conservation and Protection Directorate). The existing warehouse consists of an insulated wood frame structure with approximate dimensions of 12.5m x 12.5m, with a concrete perimeter frost wall and concrete floor slab.
DFO require an extension to the existing warehouse to increase storage capacity. As such, a Contractor is required to supply and install all construction materials, labour, consumables and equipment to complete a lean-to style extension to the existing warehouse of approximate 3.0m x 8.5m. Complete details of the scope of work are found in the Technical Specifications and Drawings provided, with a brief summary by discipline provided below:
1. Civil – Earthworks required to prepare ground for placement of frost wall foundation extension and concrete floor slab.
2. Structural – Placement of frost wall foundation extension and floor slab, and installation of timber wall and roof framing.
3. Architectural – Sheathing of building (interior and exterior), installation of siding, fascia, soffit, roof shingles, sealing of all penetrations.
4. Electrical – Installation of new interior lighting (fed from the existing electrical breaker panel in the warehouse).
The following have been identified as key issues that will need to be considered during the execution of this project:
- All temporary supports required to complete the warehouse extension are the responsibility of the Contractor. The Contractor is to supply a detailed plan of the temporary supports for approval by the Owner’s representative prior to installation.
- The area at the rear of the building will be cleared of storage materials prior to the start of the project. However, the Contractor is responsible for ensuring that the items remaining in the Warehouse that are owned by DFO are secured and protected from the elements for the duration of the project.
- Any hoarding, temporary barriers, signage, and security measures are the responsibility of the Contractor for the duration of the project.
- This work is targeted to be completed during the 2017 winter season. All heating equipment and materials required to achieve proper ground preparation and to allow for the placement of concrete is the responsibility of the Contractor.
