Sioux Lookout, Ontario
ISC 5-Plex Residential Complex Renovations
Project Number: R.102042.001

PROJECT SCOPE OF WORK:

The Sioux Lookout 5-Plex is a residential building in a row house construction with five independent units. Originally constructed in 1985, the single structure is two storeys in building height, with a full basement and unheated attic space. Each unit is an individual 2-bedroom suite with private exterior entrances.
The work includes:

1) Remove Chimneys: remove the chimneys down below the existing roof line where they can be capped and finished to match the existing adjacent materials. The existing roof line would continue over top of the chimney

2) Stairwell Window Repairs: To address the proximity of the window sills to the lower roofs, the windows will be reduced in size and raised. The windows will be replaced with new shorter units, with the sill height raised approximately 150 mm higher than the existing.

3) Carport Roof Repairs: Replace the brick-clad wood support posts with new steel HSS posts. Raise the existing concrete bases a minimum of 100 mm above finished grade. Remove and replace the built-in eaves trough section.

The Contractor must perform and complete the Work within 20 weeks from the date of notification of acceptance of the offer.

The estimated cost for this project is between $100,001 to $500,000 (HST extra).
